Outlets of Mississippi
Outlets of Mississippi / Pearl, MS - Dale Partners is providing services for what will be the largest outdoor shopping center in the state with approximately 326,000 SF of retail in five individual buildings boasting approximately 85 retail tenants. The new development will be located directly adjacent to the MS Braves Stadium and Bass Pro Shop and will also include several public outdoor amenities such as a playground for children, educational signage illustrating MS-related subjects, kiosks for retail sales of items manufactured by local artists as well as public dining facilities and other cultural attractions located throughout the property. The aesthetic intent is “old southern architecture” which will be referenced through the use of historic colors, materials, and references to Georgian and other architectural styles and motifs. Jackson International Airport
Various Projects at the Jackson-Medgar Wiley Evers International Airport. Jackson Municipal Airport Authority / Jackson, MS. The projects consist of security expansions of both the East and West checkpoints; a complete interior renovation of the East and West Concourses with the addition of 3 skylights in each concourse to take advantage of natural lighting; an interior renovation of the main terminal, baggage claim, and the 3rd floor mezzanine; the construction of a standby power building to house generators to power the entire airport in the event of a power outage; and roofing renovations to the East Concourse and the control tower. The projects total 90,400 SF of renovation and 18,000 SF of new construction. -

Jackson Convention Complex
Jackson Convention Complex / Jackson, MS - Design of a new convention center for the city of Jackson. The facility provides exhibit hall, ballroom, meeting / breakout, kitchen and support function areas. Phase I of the project involved the design and construction of the MS Telecommunications Conference and Training Center (Tel-Com Center). Phase II built a new convention center connected to the TelCom Center. Together, these facilities form the Jackson Convention Complex, providing a total of approximately 330,000 GSF state-of-the-art, flexible meeting/conference space. The facility is LEED certified. Central Fire Station / Flowood, MS - Our firm provided full architectural services for the design of this new fire station including truck bays, living quarters, administration offices and a 5,000 SF classroom facility/training tower. The Club at Township
The Club at Township / Ridgeland, MS - Design of a new Wellness Facility at The Township at Colony Park bringing together The Club Fitness Center and St. Dominic’s Wellness & Medical Spa. The facility has two levels. The lower level houses a top-rated fitness center including areas for free weights and machine equipment, specialty classes, locker rooms, lounge areas, a VIP lounge and a recovery area / juice bar. A natatorium, outdoor lap pool and children’s water play area are also located on the lower level. The second level houses a women’s fitness area, spin room, aerobics area and a full wellness medical spa. Carroll Gartin Justice
Carroll Gartin Justice Building / Jackson, MS - The new Carroll Gartin Justice Building houses the Mississippi Supreme Court and the Court of Appeals. Justice and Judicial suites and their respective support staffs occupy the top floors, while the lower floors house the Law Library and Training Center. The building is one component of the ongoing renovation of the Gartin / Sillers block and the Capitol Complex Expansion. MS Associated Builders and Contractors Award for Merit, 2007. Metropolitan Bank
Metropolitan Bank Corporate Headquarters / Ridgeland, MS - Our firm was hired to design the new corporate headquarters for a new bank serving Mississippi and Tennessee. The new bank occupies approximately 10,000 SF of a new 15,232 SF facility located at the Township at Colony Park. The client specifically desired a more contemporary “Bauhaus” design which contrasts to the adjacent more traditional structures. The building functions primarily as an office building and provides conference space as well as teller areas. This project was completed under the firm name Barranco Architecture prior to the Dale Partners merger. 2012 MS Associated Builders & Contractors Merit Award. Union Station, Jackson
Union Station Multi-Modal Transportation Facility / Jackson, MS - Renovations and additions to a historic rail depot located in downtown Jackson originally built in 1927 (original facility inset above). Our firm coordinated the efforts of many entities including the MS Dept. of Transportation, Federal Highway Administration, Federal Transit Administration, city of Jackson and Dept. of Archives and History. The project includes a new Convention and Visitors Bureau Information Center, AMTRAK facilities, Greyhound facilities, a central transfer center for JATRAN and a full restaurant. 2004 Heritage Award of Merit, MS Heritage Trust; 2004 Preservation Award for Commercial Rehabilitation, Jackson Historic Preservation Commission; 2005 AIA MS Merit Award. U.S. Federal Courthouse
U.S Federal Courthouse / Jackson, MS - Planning, programming and design of a new United States Federal Courthouse in downtown Jackson totaling approximately 425,000 SF. The new courthouse consists of six District Courtrooms, three Magistrate Courtrooms, three Bankruptcy Courtrooms and 14 Chambers (District, Magistrate, Bankruptcy and Court of Appeals.) This project is LEED Silver-pending. MS Telecommunications
Mississippi Telecommunications Conference and Training Center / Jackson, MS - Our firm provided services for this new facility providing Mississippians with three stories of state-of-the-art technology. Spaces include a large gallery, large banquet rooms, multipurpose rooms, executive boardrooms, a variety of smaller meeting rooms and a 382-seat theatre, all connected to the main communications infrastructure. This project was the first phase of a downtown convention district master plan. National SARA Award for Design; South Central Construction Best of 2006 Award of Merit – Public Building; Miami AIA Honor Award; MS Associated Builders and Contractors for Interior Finishes; and 2006 AIA MS Design Award. Biloxi Visitors Center
Biloxi Lighthouse Park and Visitors Center / Biloxi, MS - Our firm provided full architectural services and MEMA / FEMA coordination for this new two-story facility on a site just north of the recently restored Biloxi Lighthouse. The facility is elevated 22 feet above sea level, and its exterior walls are concrete masonry unit with a painted brick veneer. The interior structure is steel columns and beams. The first floor houses a museum, reception area, exhibit space, conference area and office space. A grand staircase takes visitors to the second floor conference rooms, exhibit space, reception area and theater/classroom space. Construction cost: $7.7 Million; 25,315 SF; Completion date: July 2011; MEMA / FEMA coordination. -
Peoples Bank
Peoples Bank Money Center / Biloxi, MS - Our firm provided services for the relocating and rebuilding of this facility that was originally in Gulfport but was destroyed by Hurricane Katrina in 2005. The property is located immediately east of the main bank in Biloxi and consists of a new Money Center on the first floor with new meeting, training and office space for the bank on three other floors. Leasable space for other businesses is also included. The design approach was to provide a functional building that blends into and adds back to the urban fabric without overwhelming the existing two-story main office building which is a Biloxi Landmark. This building was one of the first to rebuild in Biloxi under the new International Building Code 2003 and is designed to withstand 140 mph winds. Construction cost: $7.5 Million; 30,500 SF; Completion date: 2008. -
MS Department of Health
Mississippi State Department of Health Office Building / Jackson, MS - Design of a new, four-story office building for the Mississippi Department of Health. The exterior consisted of alternating bands of glass, brick and precast concrete with the building situated around a newly-created central courtyard. At the entry level, a long corridor runs south to north exposing the courtyard and intersecting the connector. On each interior floor, office areas surround a central core of elevators, restrooms, stairs and service rooms. A covered walkway connects the building to two existing buildings and the parking garage. Construction cost: $15.5 Million; 77,225 SF; Completion date: 1999. -
Public Health Lab
Our firm provided programming, planning, design and documentation of a Public Health Laboratory for the Mississippi State Department of Health. The process included the development of a building program which outlines the spatial needs of several required laboratories. The space program more than doubles the current laboratory’s size to meet new protocols, increased use of instrumentation, national codes and guidelines and safe lab practices and includes office space that can be easily modified for future laboratory expansions. The program also recommends the development of support facilities at Biological Safety Level 3 (BSL 3) which includes the use of BSL 3 hoods, exhaust system redundancy and special laboratory sealing. MS Museum of Art
Mississippi Museum of Art Renovation / Jackson, MS - Our firm provided services for renovations to the existing art pavilion to include spaces for 15-20 galleries. Renovations involved reconfiguring the gallery spaces to accommodate traveling exhibitions as well as installations from the permanent collection, art studio spaces, classrooms, a full-service restaurant, sales gallery, staff offices and art storage. Community Bank
Community Bank / Indianola, MS - Design of a distinctive, classical building for use as a main office for this Delta-based bank. The bank’s form is of Doric proportions. Using brick and stone materials, the entry element and generous lobby offer an inviting atmosphere suitable for receptions and other town gatherings. The second floor core, formed by the kitchen and lobby for agricultural lending, is surrounded by executive offices, a conference room and a dining room. Pinnacle at Jackson Place
The Pinnacle at Jackson Place / Jackson, MS - Our firm provided services for a new 9-story office building in downtown Jackson to house office and retail space. The Pinnacle is one of several projects that will complete an entire block that started with an existing office building built in the 1980s. Additional plans are in place for mixed-use areas and residential condominiums on the site. The area behind the building features an elegant rose garden. Plans also include upgrading the existing parking garage. Winner – 2009 Building of America Award; 2009 AIA Mississippi Honor Citation Award; MS Associated Builders and Contractors Award for Merit, 2009. Civic Center and Public Library
Biloxi Civic Center and Public Library / Biloxi, MS - Our firm provided services for this new civic center and public library. The civic center side of this new facility features a large ballroom that can be subdivided with operable partitions into three separate spaces with back-of house facilities to support various events. The exterior is stucco over concrete masonry units with impact-resistant windows, and the ballroom is constructed with long span steel trusses. 200 Renaissance Office Building / Ridgeland, MS - Design of a 13-story, Class “A” office building including a seven-story parking garage on 6.2 acres on Highland Colony Parkway. Dale Partners Architects P.A. / Biloxi, MS - Our firm provided full architectural services for the interiors of our offices on the second floor in the historic Peoples Bank Building in downtown Biloxi originally built in 1896. Renovations included adding an elevator, updating restrooms with handicap accessibility and updating fire safety and electrical infrastructure to bring the building up to code compliance. Capital City Mixed-Use Development / Jackson, MS - Our firm is providing full architectural services for this new downtown development that will include hotels, residential and retail space, restaurants and a parking structure spanning three city blocks adjacent to the new Jackson Convention Complex. The development consists of a new convention hotel and garage including a 300-room, 16-story, full-service convention hotel and an 825-car parking garage including a retail component. Later phases include a 120-room extended stay hotel, 200-unit residential apartments, a 50,000 square foot office building, 50,000 square feet of retail, additional parking and other support facilities. Biloxi Lighthouse Renovation

Sillers Building Renovations
Sillers Building Renovations / Jackson, MS - Our firm, as part of a joint venture team, provided services for the three-phased renovation of this 20-story state office building. Phase I involved the demolition of the existing building and the reworking of all mechanical, plumbing and electrical systems. The building’s core was upgrading to meet current code compliance. Phase II included the completion of the tenant build-out on each floor to the owner’s specifications, and phase III involved the renovation and repaving of the Plaza level adjacent to the Sillers Building including connecting to the new Pedestrian Mall. William F. Winter Archives and History Office Building / Jackson, MS - Our joint venture firm provided services for this new office building consisting of six levels of reinforced concrete. The facility’s lowest level houses the receiving / dock area and movable shelving stack areas. The second level consists primarily of movable shelving stacks and contains an office area devoted to library services. The third level is the major public-accessible area. The fourth level includes general office space while levels five and six house the main administrative offices, library and boardroom. 300 Renaissance Office Building / Ridgeland, MS - Design of an eight-story, Class “A” office building on 6.2 acres on Highland Colony Parkway. The exterior is architectural precast concrete with an insulated glass skin and granite accents at the entry. Specialty paving is also located at the public and employee entries. The interior finishes include wood paneling, wall fabrics, polished stainless hardware, carpets and polished thermal granite floor tiles. MS Associated Builders and Contractors Award for Merit, 2007. GSA Echelon Building / Jackson, MS - Our firm served as local architect for a national design firm for this new 3-story federal office building. The new facility nearly triples the organization’s former space and serves as full service headquarters for performing investigative assignments and administrative duties. The agency serves as the investigative branch of the U.S. Department of Justice. This project is LEED-certified. E.T. Woolfolk State Office Building and Parking Garage / Jackson, MS - Our joint venture team provided full architectural design services through construction administration for the renovation and build-out of the existing 260,000 SF building including new 152,000 SF addition and a 41,000 GSF central mechanical plant. Bailey Project
Jackson Public Schools / Bailey Project / Jackson, MS - Our firm participated in a developer competition with Townsend Capital for the planning, programming, design, construction and operation of the proposed Bailey Medical Towers Development project. Our team was invited to demonstrate our ability to professionally conceive, finance and implement a cohesive plan of action for the development of three separate tracts of property totaling approximately 12 acres owned by JPS. The proposed project included a medical office building, a hotel, condominiums, a parking garage and a student housing facility. Capitol Complex Expansion / Jackson, MS - Full architectural services and engineering coordination for the planning and design of the expansion of facilities located within a one-mile radius of the Mississippi State Capitol. Emphasis on the housing of state agencies within state owned and operated buildings was a key direction of the state for this project. 200 South State Street
200 South State Street / Jackson, MS - Our firm provided schematic design documents for this proposed 12-story facility. The ground floor was planned to feature retail space with multi-level parking above. The multiple floors of office space, which were stacked above the parking levels, were designed to be clad in a glass and metal panel curtainwall system with a mixture of mullion patterns and glazing colors. These patterns responded to the unique solar and environmental conditions of each façade. The upper floors were designed to step back to form roof terraces for approximately ten two-story luxury condominiums. 302,000 SF. -
Municipal Pier & Harbor
Municipal Pier and Harbor / Bay St. Louis - Our firm provided services for a feasibility study for a marina in Bay St. Louis. We were then selected to provide full architectural services as well as MEMA/FEMA coordination. The new harbor creates a waterfront gateway for the Bay St. Louis downtown district and is designed to spur economic development to cater to tourists, pleasure boaters and recreational fishermen. The project includes approximately 150 boat slips, a fuel dock, convenience pavilion, parking, restrooms and a harbor master facility. The marina is connected to a recreational fishing pier, and the downtown boulevard provides access for both tourists and residents to the new development. The estimated construction cost on this facility is $13.3 million with an estimated completion date of 2013; MEMA/FEMA coordination. -
US Bankruptcy Court
United States Bankruptcy Court Competition / Aberdeen, MS - Our firm participated in a two-phase, GSA design-build-operate solicitation for the proposed United States Bankruptcy Court for the Northern District of Mississippi. Our overall strategy was to create a “proud” building that evoked the rich traditions of the justice system, yet boasted a forward-looking appearance. The building site is approximately four acres located off of Highway 145 at the Stinson Field Industrial Park. The design of the building featured a two-story, cast stone, brick and glass structure with a curved lobby space and a smaller, glass-clad circular entry element. The large amount of glass at these two public spaces provided a gesture of openness and honesty through its transparency. The courtrooms, office space and meeting areas were situated in the two-story brick building mass behind the lobby and entry spaces. 45,865 SF. -
Sillers / Gartin Expansion
Sillers / Gartin Expansion and Renovations Plan (1995) / Jackson, MS - Our firm provided planning services for the partial renovation of the Sillers Building and complete renovation of the Gartin Building—known as the Siller / Gartin Complex. A 275,000 SF addition was planned directly behind the complex increasing the rentable square footage by 74 percent. In addition, the planning included two five-level parking garages accommodating a total of 1,550 cars. A tunnel was proposed to connect the New Capitol and the Sillers / Gartin complex in order to provide further underground access.
